Station Walk Project Moves Forward

Perhaps the most dramatic downtown Walpole transformation in more than a century is now underway.
A 67-unit housing development planned for downtown Walpole has moved from proposal to an approved project now under construction. The home building group known as Toll Brothers is marketing it as Station Walk at Walpole. The main entrance will be on East Street between Farmer in the Dell and School Street, with the development extending across several parcels bordered by East, Main, and Maple streets. There will be an additional exit onto Main Street across from Supreme Pizza at the north end of the CVS parking lot.

The project received site plan approval from the Walpole Planning Board on April 2, 2026. The approval allows 67 ownership units across nine buildings on approximately 4.17-acres under Walpole’s MBTA Communities Multifamily Overlay District. As required by the town’s MBTA Overlay zoning requirement, six of the units (10%) will be designated as affordable.

Following the Planning Board and Conservation Commission approval, the Select Board approved a detailed mitigation agreement between the town and the developer in the spring of 2026. Under the Agreement, the developer will pay the town a total of $500,000 for sidewalk and roadway improvements, stormwater management, traffic mitigation, and other project-related impacts. The approval calls for a traffic-monitoring program conducted within 12 months after the final certificate of occupancy and requires a study of possible traffic signal improvements at East and School streets. Construction access from Maple Street is prohibited, and exterior construction work is limited to 7 am to 6 pm.
The mitigation funds will be used to design, construct and reconstruct sidewalks and roadways near the project area. The funds will also be used to install a new catch basin and water quality inlet near the development. In addition, it will fund a study of signalization at the School Street and East Street intersection, and, if deemed appropriate, design and engineering plans for a signal at that intersection. The study will support any additional traffic calming measures as recommended by the Planning Board or Planning Board's Peer Review Agent or other municipal permitting boards. According to the Agreement, funds are intended to cover foreseeable mitigation impacts on the Town.

With those obligations in place, the construction of Station Walk has begun. The community will include two housing types: 48 condominium units in five buildings in the central portion of the site and 19 traditional townhomes in four buildings in the outer portion. Toll Brothers describes the condominium units as “Lofts,” with two- and three-bedroom homes starting in the mid-$700,000s. The townhomes, all two-story, three-bedroom homes starting in the mid-$900,000s, are branded as “Towns.” All homes are expected to include driveway parking and two-car garages. The “Loft” unit’s garages will be tandem style while the traditional townhome’s garages will be side-by-side.
Marketing for the new community is already underway. Destination Downtown noted the project in a November 2025 article as one of several housing projects expected in the downtown area. At that time, the proposal was still undergoing Planning Board and Conservation Commission review. Since then, the town boards’ process has concluded, Toll Brothers has given the development a formal name and begun advertising its home designs as well as expected pricing. As of the published date, Toll Brothers lists Station Walk at Walpole as a “coming soon” community. No public opening date is listed on the company’s website, but sales information, floor plans and preliminary pricing are now available and initial occupancy is likely beginning in 2028. A leasing office is set to open soon, across East Street, at 942 East Street.
With approvals in hand, mitigation commitments secured and sales information now public, Station Walk is moving from proposal to a visible part of downtown Walpole. Although the new units will add much-needed supply to the Greater Boston area housing shortage, many residents have expressed concern that the precession of new and planned developments increasingly threaten the small town charm of Walpole. The Station Walk project will test how Walpole’s new MBTA Zoning will balance growth, affordability and infrastructure, and will influence what downtown will look like for years to come.
